Private flood insurance carriers underwrite and you could be declined. The National Flood Insurance Program may be your only option. If your community participates in the NFIP they will insure you.

Private markets come and go. They also change their appetite for exposure. You may be an acceptable risk one year but not the next.

Private markets can non-renew you. Flood risks often change and private carriers have the option to non-renew policies if they feel the risk is greater than their requirements. This would leave you with the National Flood Insurance Program as your carrier of last resort.
